The Etta is a great building and a nice, intimate community on the border of Nob Hill and the Tenderloin. I currently live on the second floor in the second largest one bedroom layout. I moved into the Etta back in July and was one of the first tenants in the building. While there has been some growing pains associated with a new building, i think that is all behind us. The manager Logan is very helpful and always available day and night to help with anything from opening the mail room to dealing with problems in my apartment. There is an awesome outdoor patio with grills for public use, couches, chairs, fire pit and a dog run. There is a huge common room off the lobby with big couches, a flatscreen TV for games, and a full kitchen. I am new to San Francisco, so the location is okay for me, but some people may worry about safety. There is 24 hour security and keypad locks on the front door, garage and elevator (i think a little overkill). There are tons of restaurants and bars right on Polk street (Mayes, Lush Lounge, Playland, McTeagues) and its an easy walk down Sutter to Union Square or the financial district. They are building a CVS on the first floor which should be done in a month or two and the AMC theatre is two blocks away. The major downside is that the apartments are quite pricey (well over $3k for a one bedroom, $250/month for parking, additional monthly expense for water/gas/trash, and $50/month to have a pet). All in all, I am happy living in the Etta and with all the new additions, its going to be a good place to settle in long term.
